What's Next? Economic Forecast 2012

As 2011 comes to a close, what does the economy have in store for us? Weary investors search for answer and try to make sense out of the economic data and news. The U.S. Real Estate Investment Trust magazine assembled four leading economists for a discussion on the economy as well as the commercial real estate sector. The participants were: Glenn Hubbard, dean of Columbia University's Graduate School of Business; Larry Meyer, senior adviser of Macroeconomic Advisers, LLC; Tim Riddiough, professor of Real Estate and Urban Land Development at the University of Wisconsin -Madison; and Diane Swonk, chief economists for Mesirow Financial. The roundtable discusses the following topicss:
  • Job Outlook: The federal government can stimulate job growth by doing a number of things like cut taxes, create job programs, etc but according to Riddiough, "...these things require reducing revenues or increasing spending."
  • Lending & Commercial Real Estate: Short-term interest rates remain low and are expected to stay that way. Yet Hubbard believes that the low interest rates will not translate into a leaning boo.
  • Supply & Demand Effects on CRE: Swonk believes that "The market will be much less dominated by retail, however, as we  move to re-balance the economy away from the costumer toward investment and exports."

#Management Metrics You Need to Know

Most managers only measure outputs, not inputs. In an article on Forbes.com, James Slavet, recommends managers to focus instead on how to improve the company on an atomic level: how to make a meeting better and more productive. Here are the five metrics Slavet recommends great teams to measure:
  • Flow Stage Percentage: You know that feeling when you’re “in the zone,” cranking on something. That is flow, a term coined by psychologist Mihaly Csikszentmihalyi. Unfortunately, most of us are constantly interrupted during the day with meetings, emails, texts, or colleagues who want to talk about stuff. These interruptions that move us out of “flow state” increase R&D cycle times and costs dramatically.
  • The Anxiety-Boredom Continuum: We shouldn’t be so overwhelmed with work that we break down and give up, but we also shouldn’t be coasting either. With this in mind, check in with your employees periodically about where they are on this continuum, while also keeping an eye out for signs of where they stand. If they have low energy, or are showing up late and leaving early, they may be bored. If they’re responding to small setbacks with anger or frustration, or getting sick a lot, they may be pushing too hard.
  • Positive Feedback Ratio: John Gottman, a psychologist, is the author of “Why Marriages Succeed or Fail”. In his research, he found that marriages that succeed tend to have five times as many positive interactions as negative ones. And when a couple falls below that ratio, their relationship falls down too. The same is true at the office, where you’re often connected for years in relationships with people who can either become wary of your criticisms or eager to give you their best effort. Catch people doing good things. Never miss a chance to say something nice, even if you feel a little silly. Then when you have feedback on areas to improve, they‘ll really listen. It may be hard to manage to the 5:1 ratio at the office, but you should be mindful of the balance.

3 Tips for Effective Facility Management

Building Operating Management offers three key points to keep in mind that can help facility managers improve their communication skills.
  1. Know & Understand the needs of your audience: Keep your information clear and concise.
  2. Repetition & Reinforcement: The average person is bombarded with over 300 messages at work. Getting a message to land with an audience might take as many as 12 repetitions, in some cases.
  3. Write conceptually and procedurally: Keep in mind, different people have different learning styles. Some people are visually oriented while others need step-by-step exact directions. To communicate effectively, facility managers need to remember that everyone assimilates information differently.

Obama, Clinton Unveil $4 Billion Green Building Program

Program Could Save Up to $40 Billion A Year in Energy Costs and Boost Construction Employment.

President Barack Obama and former President Bill Clinton announced a $4 billion effort to improve energy efficiency in federal and private-sector buildings across the country over the next two years. The program, which could create up to 114,000 jobs by one estimate, would boost manufacturing of energy-efficient materials and help the construction industry, hurt by millions of job losses since the housing and commercial real estate downturn began.

Common ADA Violations

What are the most common Americans with Disabilities Act (ADA)  violations, why are they so common and what should facility managers do to avoid being in violation?

The most common violations are found at every juncture of a facility:

Built Environment: It ranges from curb ramps and ramps that are too steep, the lack of marked parking with a marked access aisle and signage. 

Restrooms: The most common violations are toilets not mounted the correct distance from wall or partition, flush valve for the toilet is on the wrong side; if it isn’t on the wide side, you have to reach over the toilet to flush it. 

Operations: Most common violations that are operational in nature, including housekeeping/maintenance staff placing a garbage can next to the restroom's exit door. Clear space next to door (a.k.a. maneuvering clearances) is intended to give someone in a wheelchair the space to approach the door, reach the door handle and open the door.

Women in Commercial Real Estate Study

A 2010 study conducted by Commercial Real Estate Women’s Network found that women make up 43 percent of the commercial real estate industry, an increase from 36 percent in 2005. Two things make this statistic notable. First, women are entering the industry in greater numbers notwithstanding one of the worst economic downturns in U.S. history. Second, women are entering an industry where men continue to out earn and outpace women in terms of advancement.

Proving Clean: Looking Clean No Longer Makes the Cut

 

The building services industry is being pushed into the 21st Century by technology that allows hand-held devices to measure bacteria, moisture, air quality and surface slickness, making the days of quick smell-and-sight quality control inspections a thing of the past. 

Hand held measurement devices finally provide the cleaning industry the capability to definitively measure how successful it is. “What measuring can be verified and what’s measured allows you to establish a value that before you were unable to establish,” says Allen Rathey, president of InstructionLink/JanTrain Inc., Boise, Idaho. “The big picture is that it is a way to establish value beyond just (saying) we clean your buildings and make them look good and smell good. Now you can say, ‘We can do it healthier and do it cost effectively.’”

Green Building Market Report: LEED Reach Grows, But Slower than Hoped

Growth seems to be slowing, according to the just released Green Market Impact Report. GreenBiz.com released the report today that charts the progress of registration and certification under LEED standards by the U.S. Green Building Council. Here are some of the key findings:

- Overall growth seen, but not as much or as fast previous years.

- Market penetration is climbing, with impressive international growth. LEED registrations rose by 53 percent overseas and 39 percent in the United States in the past year.

ComputerWorld magazine published its annual list of top green IT users profiling 12 firms. These firms have done everything from data center visualizations programs to creating an entirely new data center energy management systems. Understanding "Green" Cleaning Products

 

Managers are more than ever concerned with being environmentally responsible in every aspect of business, including buying cleaning. But when it comes to products and packaging, what do claims like "environmentally safe," "recyclable," "degradable" or "ozone friendly" really mean? The Federal Trade Commission (FTC) and the Environmental Protection Agency (EPA) want you to know. Here are a few tips to understanding "Green" claims:

  • Claims that a product or service is "environmentally friendly," "environmentally safe," "environmentally preferable," or "eco-safe" or labels that contain environmental seals are unhelpful. But look for claims that give some substance to the claim — the additional information that explains why the product is environmentally friendly or has earned a special seal.
  • Certain products may claim to be "non- toxic," "essentially non-toxic," or "practically non-toxic." To make those claims, a manufacturer must have reason to believe that the products won’t pose any significant risk to people or the environment.
  • Some products may claim that they are "CFC-free" or "ozone-friendly." But all ozone is not alike. If a company claims that its products are "ozone friendly" or "ozone safe," it should have reason to believe that the products do not harm the atmosphere — either the upper ozone layer or the air at the ground level. Look for such information.

"Better Buildings Initiative" & HVAC Considerations

 

In his State of the Union Address in January, President Obama unveiled the Better Buildings Initiative, aimed at making commercial buildings 20 percent more energy efficient over the next decade. Calling on Congress to redesign the current tax deduction for commercial building upgrades, the President's new initiative hopes to reduce business owners' energy bills by as much as $40 billion per year.

Accounting for approximately 33 percent of commercial building energy use, the HVAC system, when designed and implemented correctly, can provide a great opportunity for operational efficiency gains.

Throughout the three phases of a building's HVAC upgrade — pre-design, design and construction and post-construction — building owners should be aware of pitfalls to avoid and steps that can help ensure the project will be completed on time, on budget and on target.

Mops Found Guilty

 

A study conducted late last year has recently received renewed attention not because of what was revealed but because of what appears to be the cause of the problem.


In September 2010, England’s Leeds Metropolitan University Faculty of Health Department reported that the kitchen floor of an average student house contains more bacteria than a public toilet.*

 

Upon closer examination, the study revealed much of the contamination was caused by the mops used to clean the floors. In some cases “the floor was actually more infested with bacteria after the floor had been mopped,” wrote the researchers.

 

Tom Morrison, Vice President of Marketing for Kaivac, states “Traditional cleaning tools, especially mops, don’t always solve the problem. Instead, they may actually be the cause of the problem.”

#Financial Turbulence Rattles Sluggish Recovery, Prompting Revised Growth Forecasts

#Bed Bugs: The Issues, Challengers & Facts

Even in large commercial facilities, survey shows bed bug pandemic is growing. Offices, schools, hospitals, hotels and other large buildings are not immune to the bed bug problem. According to the 2011 Bugs Without Borders Survey conducted by the National Pest Management Association (NPMA) and the University of Kentucky, bed bug infestations have increased and are now being found just about everywhere.

More specifically:

  • College dorms (54%, up from 35% a year ago)
  • Hotels/motels (80%, up from 67%)
  • Nursing homes (46%, up from 25%)
  • Office buildings (38%, up from 18%)
  • Schools and day care centers (36%, up from 10%)
  • Hospitals (31%, up from 12%)
  • Movie theaters (17%, up from 5%)

#Study: U.S. Employees are Willing to Take Pay Cut for Job Flexibility.

A survey conducted by Harris Interactive on behalf of Mom Corps, was conducted among 1,071n working adults nationwide about their preferences around the workplace. The results show a significant preference for more control over work schedules not just tied to parents of Millennials.

Key findings include:

- 42% of working men are willing to give up some percentage of their salary for more flexibility at work

- 62% of working adults agree that flexibility is one of the most important factors they consider when looking for a new job.

- 79% of working mothers and 77% of working fathers agree they would stay with a company longer if it offered flexible work options.

Tips on Preventing  Bed Bugs in Your Office

1. Regularly inspect all areas of business for signs of bed bugs infestations. Pay close attention to the seams of furniture and upholstery for telltale brownish or reddish spots. Also beware that these pests have been known to inhabit electrical sockets, surge protectors and behind picture frames. Vigilance by all employees is key!

2. Encourage employees to report suspicions of bed bug activity immediately, and always contact a pest professional to investigate each claim.

3. If a bed bug infestation is found, work with a professional pest control company to treat the infestation and perform follow-up inspections.

4. Have a policy in place for employees who may suspect a bed bug infestation at home.  Many times, employees unknowingly bring these pests into the office.  By having an open dialogue and official policy on these pest infestations, you may be able to help remove any concern of honest reporting.

CAL/OSHA Compliance: Hazard Communication Log

CAL OSHA requires all employers to identify hazardous substances, label them, and train all employees in proper storage, use, and handling techniques. In order to prevent injury and reduce risk for employees & employers it is imperative that companies establish an effective hazard communication program. The standard operating procedure requires California employers whose employees may be exposed to hazardous substances to provide information on each hazardous chemical and Material Safety Data Sheets (MSDSs) for ever hazardous chemical. #Ground-breaking California Law: Carpet Recycling Program

A carpet recycling law went into effect the first of July.  California AB 2398 is the nation's first carpet-specific recycling law which stipulates that all carpet sold or shipped into California must include a $0.05/square yard assessment. The requirements will serve to raise consumer awareness and to increase the amount of carpet that is diverted and recycled from California landfills.

CalRecycle will provide oversight for the AB 2398 program.

Green Mandates: Stay ahead of the Curve

 

The Environmental Protection Agency (EPA) estimates that the commercial real estate industry contributes 20 percent of all U.S. greenhouse emissions energy every year. With energy use as the single largest operating expense in commercial buildings perhaps it comes as no surprise that when legislators and regulators start looking for ways to reduce energy use and cut emissions, commercial real estate is a target. The benchmarking mandates (such as Global Warming Solutions Act of 2006, California’s Title 24, Part 6, of the California Code of Regulations and CALGREEN) would require building managers to audit, benchmark and provide energy usage statistics whenever buildings are bought and sold. What can you do to prepare? Here are some tips:

  • Advocacy will undeniably take on major importance, as the industry lobbies for allowing the markets to self-regulate.
  • Determine your energy costs. According to Carlos Santamaria, vice president – Engineering Services for Glenborough, LLC, in San Mateo, Calif., the most important first step is to profile your building and determine your energy costs.
  •  Educating your tenants by helping them understand, "What's in it for me?”. Supplemental education programs, such as BOMA's BEEP program or 360 Performance Program can help.

Industries not surviving changing conditions due to the declining stage of their life cycle are affecting real estate requirements. From 2000 to 2010, these industries have declined dramatically in both revenue and establishments and will continue throughout 2016.

Study: ATM as Dirty as Public Toilets

ATM keypads are as dirty as public toilet seats, according to a recent study. Researchers first took swabs from keypads of ATMs then took similar swabs from the seats of public toilets and compared the bacteria. The samples from both locations were found to contain pseudomonads and bacillus, bacteria that are known to cause sickness. ATM pin pads and cash machines ranked tenth place in the survey as health risks.
